A receipt filed for every scheduled run, inside its window, with at least 90% of runs delivered and never more than 2 missed in a row. Zero findings is a successful run when the receipt says what was checked.

Report only confirmed, source-backed items from the last 7 days: best and worst listing weeks, price cut shares, days on market and sale-to-list ratios for the 50 largest metros from Realtor.com, Zillow, Redfin and NAR; seller-side commission, buyer-agent compensation, disclosure and contract rule changes by state; capital gains exclusion, transfer tax and mansion tax changes with dates; Opendoor, Offerpad and cash-offer program changes and fee levels; appraisal, inspection and flood disclosure rule changes; and seller-side title, deed and wire fraud alerts from the FBI and title insurers. Prefer published housing data, state real estate commissions, legislatures, company announcements and established housing reporting; ignore individual agent marketing. Put the metro or rule first in the title with the number or date. Use high severity for a rule taking effect within 60 days or a tax change worth 1 percent of a median home. Return no more than 6 findings. Push each as a finding with a title, a two-sentence summary, sections for what changed, who it affects, what to do, the date, and the source link. If nothing qualifies, push nothing and submit the run receipt.
