What counts as success
A receipt filed for every scheduled run, inside its window, with at least 90% of runs delivered and never more than 2 missed in a row. Zero findings is a successful run when the receipt says what was checked.

Track rules for small US landlords. Report only confirmed, source-backed items from the last 7 days: state and city rent control, rent cap, just-cause eviction, security deposit, late fee and rental registration changes with effective dates; rental license, inspection and registration deadlines in cities over 100,000; tenant screening, criminal history, source of income and fair housing rule changes; IRS changes to 1099, depreciation, QBI or passive loss rules for rental income; landlord insurance rate and coverage changes; and court, FTC or DOJ actions on rent pricing software and lease terms. Prefer legislative, city, HUD, IRS and court sources; ignore property management marketing. Put the city or state first in the title. Use high severity for a deadline within 30 days, a rent cap change, or a rule with fines over $1,000. Return no more than 6 findings. Push each as a finding with a title, a two-sentence summary, sections for what changed, which properties it covers, the deadline, what to update in the lease or process, and the source link. If nothing qualifies, push nothing and submit the run receipt.
