Small Landlord & Rental Owner Watch

Why this is recommended

A registration deadline missed costs a $500 fine, a rent cap missed voids an increase, and a screening rule violation costs a lawsuit; any one pays the year's fee.

What the Tab covers

Who it is for

The 11 million individual landlords who own one to four rental units and manage them without a property manager.

When it runs

Rent control, eviction and registration laws take effect on fixed dates, and rental licensing renewals are due annually by city

Scope

State legislatures and city councils; rent control boards in California, Oregon, New York, New Jersey, Washington, Minnesota and DC; HUD fair housing guidance; IRS rental income rules; state court rulings; FTC and DOJ actions on rent pricing software; landlord insurance filings

Suggested task

The objective your Tab starts with. You can edit every line of it once the Tab is yours.

State and city rent control, just-cause eviction, security deposit, late fee and rental registration changes, rental license and inspection deadlines by city, screening and fair housing rule changes, 1099 and depreciation rule changes for rental income, landlord insurance and umbrella rate changes, and court rulings on rent algorithms and lease terms, with the city or state first.

Track rules for small US landlords. Report only confirmed, source-backed items from the last 7 days: state and city rent control, rent cap, just-cause eviction, security deposit, late fee and rental registration changes with effective dates; rental license, inspection and registration deadlines in cities over 100,000; tenant screening, criminal history, source of income and fair housing rule changes; IRS changes to 1099, depreciation, QBI or passive loss rules for rental income; landlord insurance rate and coverage changes; and court, FTC or DOJ actions on rent pricing software and lease terms. Prefer legislative, city, HUD, IRS and court sources; ignore property management marketing. Put the city or state first in the title. Use high severity for a deadline within 30 days, a rent cap change, or a rule with fines over $1,000. Return no more than 6 findings. Push each as a finding with a title, a two-sentence summary, sections for what changed, which properties it covers, the deadline, what to update in the lease or process, and the source link. If nothing qualifies, push nothing and submit the run receipt.
