Manufactured Home & Lot Rent Watch

Why this is recommended

A lot rent increase from $450 to $650 a month, a park sold to a fund with 60 days to organize a resident purchase, or a titling rule that turns a chattel loan into a mortgage at half the rate are each decisions worth thousands, made under a deadline the Tab tracks.

What the Tab covers

Who it is for

The 22 million Americans living in manufactured homes, most of them owning the home and renting the land under it.

When it runs

Park owners send rent notices with 60 to 90 days of notice and legislatures pass protections mid-week

Scope

Lot rent increase notices, caps and justification rules by state; park sales to institutional owners and resident opportunity-to-purchase laws; park closures, redevelopment and relocation assistance; HUD Code, energy standard and financing rule changes; chattel loan, titling and real property conversion rules by state; state resident protections, eviction rules and utility pass-through limits; hurricane, wind zone and tie-down requirements; state and FTC enforcement against park operators and lenders

Suggested task

The objective your Tab starts with. You can edit every line of it once the Tab is yours.

Lot rent increase notices and caps by state, park sales to investors and resident purchase rights, park closures and relocation assistance, HUD manufactured home standards and financing rule changes, chattel loan and titling rules, state protections for park residents, utility pass-through rules, hurricane and tie-down requirements and enforcement actions against park operators, with the state, park operator or rule first.

Track manufactured and mobile home living in the United States. Report only confirmed, source-backed items from the last 7 days: lot rent increase caps, notice and justification rules passed or taking effect by state; park sales to institutional owners of 100 or more sites and resident opportunity-to-purchase windows; park closures, redevelopment notices and relocation assistance programs; HUD manufactured home construction, energy and financing rule changes; chattel loan, titling and real property conversion rule changes by state and lender; resident protection, eviction and utility pass-through rule changes; hurricane, wind zone and tie-down requirement changes; and state, HUD or FTC enforcement actions against park operators and lenders with resident remedies. Prefer state legislatures and attorneys general, HUD, resident association notices, court documents and established housing reporting; ignore park operator marketing and unverified posts. Put the state, operator or rule first in the title with the amount or deadline. Use high severity for a park sale with a resident purchase window, a closure notice, or a rent cap taking effect within 90 days. Return no more than 6 findings. Push each as a finding with a title, a two-sentence summary, sections for what changed, who it affects, what to do, the deadline, and the source link. If nothing qualifies, push nothing and submit the run receipt.
