Report only materially new, source-backed developments from the last 7 days: home insurance rate increase filings or approvals of 10% or more by any of the ten largest carriers in a state, insurer withdrawals, non-renewal waves and moratoriums, and changes to state FAIR plans and insurers of last resort; the weekly Freddie Mac 30-year and 15-year mortgage rates, with the refinance break-even for a $400,000 loan whenever rates move 0.25 points or more; property tax relief, assessment caps, exemption and appeal deadline legislation, named by state; utility rate cases of 5% or more filed or approved, named by state and utility; FEMA flood map and National Flood Insurance Program changes; HOA and condo law changes; and federal housing policy with effective dates. Prefer state insurance departments, Freddie Mac, state legislatures and revenue departments, public utility commissions, FEMA and established housing reporting; ignore agent and lender marketing and national averages without a source. For each, state what changed, who is affected, the dollar impact for a typical home and the deadline, and put the state (or federal) first in the title. Use high severity for an insurer withdrawal, a filing over 15%, a mortgage rate move of 0.25 points in a week, or a deadline within 21 days. Return no more than 6 findings. Push each as a finding with a title, a two-sentence summary, sections for the change, impact for a typical home, deadline and action, and the source link. If nothing qualifies, push nothing and submit the run receipt.
